Analysis of Factors that Affect the Determination of the Rental Value of the Placement of an Automated Teller Machine in Medan City

This study investigates the factors that influence the determination of rental value for Automated Teller Machine (ATM) placements in Medan City. Despite regulations and technical bulletins promoting the use of the DKPS model with desktop valuation, field-based conventional assessments remain prevalent. Using a quantitative approach with multiple linear regression on 38 ATM rental transaction samples in 2024, the research analyzes variables such as location characteristics, room type, lease period, and accessibility. The results indicate that Rental Period, ATM Room Type, and Transaction Year significantly affect the rental value, while other variables like accessibility and land designation show no significant impact. The regression model demonstrates strong explanatory power (R² = 0.8542), affirming its reliability. These findings contribute to improving valuation efficiency, minimizing budget usage, and guiding fair rent determination for government appraisers. The proposed model supports strategic decision-making for both public assessors and banking institutions in optimizing ATM placements.Downloads
